2. The second item to check is soft or mushy sills at the base of the window. Often you can identify a soft sill by a “rotted” look, but make sure to run your hand across the sills with light pressure to see if there are any soft spots. If you find a problem, warning lights should be going off in your mind. A mushy sill means there is a water penetration problem. More importantly, it also means the problem has existed for some time. Long-term water problems can mean the existence of mold and mold can be an expensive problem to fix. If you are really interested in the home, demand an inspection paid for by the seller. If the seller refuses, walk away from the home.

3. Water stains are the final window item to check for during your viewing. Just because the sills are not soft, doesn’t mean there isn’t a leakage problem. Stains around a window frame are sure signs of water problems. If a room has been painted, try to find one that hasn’t. If the entire interior has been painted, ask the seller to state in the sales agreement there were no water stains before the house was repainted.

Touchdowns: Potatoes have gotten a bad rap with the low-carb craze, but, generally speaking, they’re a perfectly acceptable part of the meal. Potatoes contain vitamin C, vitamin B6, copper, potassium, manganese, dietary fiber and phytonutrients that have antioxidant activity.

Misses: Good potatoes go bad when they’re mixed with unhealthy ingredients for mashing, such as margarine (many contain trans fats) or an excess of salt. And instant mashed potatoes, the kind that come from a box, may be loaded with artificial flavors and sodium. Even homemade mashed potatoes are mostly starch, so they’re best eaten in moderation. Thanksgiving would not be complete without an autumn “harvest” of seasonal vegetables. From a nutritional standpoint, you cannot go wrong with any vegetable–as long as it’s lightly cooked and not loaded with sauces.

Green Bean Casserole: Green beans contain lots of vitamin K for healthy bones and anti-inflammatory nutrients that may reduce the severity of asthma, osteoarthritis and rheumatoid arthritis. They also contain nutrients that have been found to protect the heart, prevent colon cancer, and support the immune system, skin and memory.

Green bean casserole usually contains cream of mushroom soup. If you opt for a typical variety, it could contain loads of sodium, preservatives and flavor-enhancers like MSG. You could make this healthier by choosing a natural variety of cream of mushroom soup, made without additives.

Broccoli/Brussels Sprouts: These belong to the cruciferous family of vegetables, which are known for their anti-toxin, cancer-fighting capabilities. Topped with a little lemon juice, butter or olive oil, they make an exceptionally healthy part of the meal. However, watch out for topping these veggies with processed cheese sauces. While a little real cheese sprinkled on top is OK, processed cheese sauces typically contain preservatives, artificial colors and flavors and may contain trans fats.

Asparagus: Asparagus is rich in folate, which fights birth defects and protects your heart. It’s also an excellent source of inulin, a special carbohydrate that helps the good bacteria in your intestines to grow and flourish. As with other veggies, eaten plain it’s a great choice–just watch out for processed hollandaise or other sauces that add calories, bad fats and additives.

Winter Squash: Winter squash varieties include butternut, acorn, Hubbard and turban. They’re rich in anti-cancer phytonutrients, vitamin A that protects against emphysema and folate. Resist the urge to add extra brown sugar or maple syrup to these squash — when cooked, most are already naturally sweet. Pumpkin and Pecan Pies Pecans can help lower cholesterol, but go easy on the sugar-filled favorite, pecan pie.

Like cranberry sauce, pumpkin pie was probably not part of the first Thanksgiving. They may have feasted on a pumpkin pudding, however, that would have been similar to pumpkin pie filling. Nuts probably were part of the first Thanksgiving, but a pecan pie as we know it today may not have been.

Touchdowns: Both of these pies have healthy aspects. Pumpkin has the health benefits of squash noted above, while pecans are one of the healthiest nuts around. Pecans are an excellent source of over 19 vitamins and minerals including vitamins E and A, folic acid, calcium, magnesium, copper, phosphorus, potassium, manganese, several B vitamins and zinc. Plus, a study from New Mexico State University found that eating 3/4 cup of pecans a day may significantly lower LDL (bad) cholesterol and help to clear the arteries.

Misses: As with any desert, these pies should be eaten in moderation as they do contain significant amounts of sugar. Also, if possible, you should make them yourself. Store-bought pies are typically loaded with trans fats, preservatives, corn syrup and low-quality oils. When you make your own, you know exactly what’s going into it and can choose higher quality, more nutritious ingredients.

With a few tweaks to the traditional recipes, your Thanksgiving meal can actually be quite healthy. Allow yourself a taste of everything, just watch your portion sizes, and, when the eating (and the dishes) is done, gather up a few friends and family members for a brisk stroll outside. A little fresh air, movement and conversation are the perfect ways to wrap up the meal.

During the last 3 years, we have experienced a tremendous
appreciation in the priced of homes in Palm Beach County, with a
30% increase in the last 12 months. This has created a situation
where the average wage earner is not able to afford a home. The
average price for a condo is $155,000, townhouse $185,000 and
single family home is $327,000. While these are still affordable
to many, there are added costs. For condo’s and town homes, the
monthly maintenance is on an average $200 a month. For a single
family home, the association fees average $150 a month. The next
factor is the tax rate. The rate is approximately 2% of the
purchase price. Furthermore, insurance is also an additional
factor. If a buyer purchased a $200,000 town home, he would
incur the following monthly expenses. The mortgage would be
$1200 a month at a 6% rate, maintenance of $175 and taxes of
$330. This results in a total monthly payment of $1705, which is
beyond the means of the average consumer. The major problem the
consumer faces, when trying to locate affordable housing is that
the cost of a home is a higher percentage of their take home pay
then many can afford. From my personal experience, I have had
many clients searching for months for homes to no avail. The
county has recently developed a plan to build affordable housing
in a section of Boynton Beach Florida for people who make under
$38,000 a year. This is hopefully the start of trend to provide
affordable housing for a large portion of the population, who

Walking Across Ngorongoro and Tanzania’s National Parks

This is one of several energetic treks which transverses some of Tanzania’s most magnificent game country from the cool and partly forested Ngorongoro Crater to the eerie moonscape and dry heat of Lake Natron in the Rift Valley. These treks usually include visits some or all of the following National Parks Lake Manyara National Park, Tarangire National Park, however, all hikes start with a game veiwing safari across the Ngorongoro Crater. The hiking stats proper at a tiny Maasai village lying just below Olmoti Crater in the heart of the Ngorongoro Crater Highlands. From this village there is a walk to the Empaakai Crater. From here the main part of the trek to Lake Natron begins in earnest.

As these treks have become popular several alternatives are now available: the first is to relax at the shady Ngare Sero Campsite and visit Lake Natron itself. The temperatures here can often exceed 40C – few animals can survive here and here the flamingo has become adept to the harsh conditions and has made the lake its home, nesting on the salty surface on mounds where slightly cooler air prevents the eggs becoming hard boiled.

A second choice is a hard slog ascending the active volcano Ol Donyo Lengai, 2878m (9650ft), in the heart of Maasai country, and regarded as a sacred mountain by the local people. From the summit looking to the north are the hot barren salt flats of Lake Natron stretching into the distance, beyond lies the Kenyan border. To the south stretch the Ngorongoro Crater Highlands. On a good day, to the east is the majestic Mount Kilimanjaro and to the west the forested escarpments of the Great Rift Valley. This climb is for the physically fit only, the climb is sheer and the rocks underfoot are unstable and crumble. There is no shade on the mountain and protection from the sun is crucial. This climb is not for the faint hearted.

Like clockwork every seven years Lengai erupts and plumes of smoke billow out of the crater. At other times it is possible to walk down into the crater to the edge of the molten lava.

The third option is a walk to the dramatic source of the Ngare Sero River which provides a welcome relief from the hot plains that surround Lake Natron. On the return journey the drive passes the Engaruka ruins. Make time to explore the 15th century site composed of several villages with a complex stone-block irrigation canal and intricate agricultural system.

Essential equipment needed for a hike across the Ngorongoro are a light day pack with you, a tough pair of walking boots, a sun hat offering neck protection, sun glasses, sun cream, water bottle, tough trousers or shorts and shirt made of a light material (if wearing shorts take long socks or light (preferably) canvas gaiters). A walking pole or two would be useful for the ascent of Lengai.
